What Is Roof Restoration?

Roof restoration is a complete treatment of your existing roof. It covers repairs, cleaning, repointing, and recoating in one process.

The goal is to fix any damage, seal the roof against future weather, and extend its lifespan. For homeowners, it is a fraction of the cost of a full roof replacement while delivering similar protection.

The Roof Restoration Process Step by Step

Every restoration follows the same general sequence. Skipping steps, particularly the cleaning or repointing, leads to coatings that peel and leaks that return within months.

  1. Inspection. A licensed roofer inspects the entire roof surface, ridge capping, flashings, valleys, and gutters. This identifies every repair that needs to happen before coating.
  2. Repairs. Cracked or broken tiles are replaced. Loose tiles are rebedded. Rusted screws on metal roofs are swapped out. Any damaged flashings or valley irons are repaired or replaced.
  3. Pressure cleaning. The roof is pressure cleaned at 3,000+ PSI to strip moss, lichen, dirt, and old flaking paint. Coatings will not bond to a dirty surface, so this step cannot be skipped.
  4. Ridge capping. Old, crumbling mortar is removed. Ridges are rebedded with fresh mortar and repointed with a flexible compound that moves with the roof rather than cracking.
  5. Priming. A sealer/primer coat is applied to the entire roof surface. This gives the topcoats something to grip and helps seal porous tiles.
  6. Coating. Two coats of roof membrane are applied. For tile roofs, this is typically an acrylic or water-based membrane. Metal roofs use coatings formulated for Colorbond or Zincalume.

The full process takes 3 to 5 days for an average residential roof, depending on size and weather conditions.

Not every roof can be restored. If the timber structure underneath is rotting, or if tiles are so degraded they crumble when handled, replacement may be the only option.
