When should you replace roof tiles with Colorbond?
There comes a point where patching an old tile roof stops making sense. Concrete tiles crack, grow lichen and shed ridge capping as they age. Terracotta tiles fret and crumble once the glaze breaks down. A leak that keeps coming back usually means the roof itself is past it, not just one tile.
Old concrete tiles are heavy. A tiled roof can weigh roughly ten times more than the same area in Colorbond steel, and porous tiles soak up water that sits against the frame. Replacing the tiles with Colorbond gives you a sealed, watertight system from the battens up, a fraction of the weight, and no more worrying every time a southerly blows in.
For most Central Coast and Hunter homes, switching from tiles to Colorbond is the most practical long-term solution once the tiles reach end of life. The conversion removes all the old material, addresses any hidden frame or batten damage, and replaces the entire system with steel sheeting, fresh sarking and insulation. It is a one-off job that eliminates the cycle of patching, repointing and recoating that keeps an aging tile roof going.

Yes, and it is one of the most common jobs we do. We strip off the old tiles, check and replace battens where needed, install new sarking, then lay your new Colorbond roof. The lighter steel also takes weight off the frame, which is a real benefit on older homes.
It depends on the size of the roof, its pitch, how easy it is to access, and whether you are coming off old tile or old metal. For that reason we never quote a firm figure sight unseen. The honest answer is that David will come out, measure up and give you a free written quote with no surprises.
Most homes are done within a few days, though weather and roof size play a part. We work in a way that keeps your home weatherproof throughout, so you are never left exposed if rain comes through. We will give you a realistic timeframe when we quote.
A properly installed Colorbond roof is built to last well beyond 30 years with very little upkeep. Steel will not crack, soak up water or grow lichen the way old tiles do, so you spend far less time and money maintaining it.
Yes. A full re-roof includes new ridge capping, flashings and gutters so the whole system is fresh and watertight. There is no point laying new sheeting over tired old gutters and rusted flashings, as that is where leaks tend to start.
Going from tiles to Colorbond is straightforward in most cases. The new roof is much lighter, so there is no additional load on the frame. In some cases a building certifier may require tie-down brackets because the lighter sheeting is more affected by wind uplift than heavy tiles were. David checks this during the free assessment and includes any required bracing in the quote.
Most homeowners notice little difference once proper sarking and insulation are fitted underneath the sheeting. The insulation blanket installed between the battens and the Colorbond dampens rain noise and also helps keep the house cooler in summer and warmer in winter.
No. The old tiles must come off so the frame and battens can be inspected and anything that has deteriorated can be replaced. Fresh sarking and insulation go down before the new Colorbond sheets are laid. Laying over tiles would hide problems and compromise the new roof from day one.
